Downtown (K Street) Parking Garage

The City Commission is moving forward with the construction of a $9.7 million parking garage without a sound financial plan in place and with no regard to how it will impact the city’s budget for years to come. When asked about the plan to financially support the garage they point to a study created by their consultant (WGI), that includes paid parking throughout downtown, not just in the garage. They have no additional scenarios mapped out to understand the impact to the city’s finances. Lake Worth for All has been asking for better planning for over a year and continuously ignored. 

Facts About the Garage:

  • The timeline for the garage is being driven by WMODA, not what is best for residents and local small businesses. 
  • It is being built on top of existing free public surface parking and will only be a gain of 191 spaces.
  • WMODA is being built on top of 63 free public surface parking spaces, bringing the net gain of spaces to downtown to only 128 spaces

Who is this “public” garage for?

  • WMODA is not providing enough parking for their residents, about one parking spot per apartment in their 110-unit complex
  • WMODA has an agreement with the City to allow their resident to lease “some” spaces from the new garage (TBD the exact number later)
  • The CRA has issued an RFP for another site downtown “parking…may be provided in the new City garage if an agreement is negotiated with the City of Lake Worth Beach.
  • The long-term pakring agreement between WMODA and the City of Lake Worth Beach only guaruntees 50 parking spaces remain available to the public
  • The city’s code allows developers to build new projects without providing enough parking on-site

City officials on record supporting paid parking plan:

  • “I’m going to very much go on the record for, as a business owner downtown, I am for paid parking. I have been for 5 years” – Commissioner Malega
  • “We have so many decisions to make about a paid parking program. Is this [parking garage] going to cause one? Yes. Is it coming? Yes.”- Commissioner May
  • It’s been over a year and the commission still has not done any outreach or made decisions around fully funding the construction, maintance and operation of the garage without the need to implement paid parking throughout downtown.

Why this Fight Matters: As private interests vie for our most treasured public spaces, city leaders know Lake Worth Beach voters will not support their development plans outright.

City leaders want you to vote away your right to have a voice in the development of our public parks, our public beach, the golf course and all other city-owned property.
